ROLE OVERVIEW
We are seeking an experienced and detail-oriented Senior Quantity Surveyor to join our dynamic team in Lagos. The Senior QS will play a critical role in managing all cost-related aspects of interior design and fit-out projects, from inception through to project completion and handover. This role is pivotal in ensuring projects are delivered within budget, on time, and to the highest quality standards.
KEY RESPONSIBILITIES
- Prepare detailed cost estimates, Bills of Quantities, and comprehensive project budgets based on an analysis of drawings and specifications.
- Determine accurate material and labour requirements to establish baseline costs.
- Identify and advise on cost-saving opportunities and value engineering solutions without compromising design intent or quality.
- Manage the full tender process, including preparing tender documents, evaluating bids, and recommending contractors/suppliers.
- Negotiate rates, prices, and contract terms with subcontractors, suppliers, and vendors to ensure cost efficiency and "value for money."
- Manage material procurement schedules and analyse the cost implications of specific material standards.
- Perform continuous cost monitoring and control throughout the project lifecycle, tracking profit margins across multiple projects to ensure financial viability.
- Conduct site visits to validate physical progress against contractor claims and perform periodic valuation of works.
- Manage the end-to-end process for variations, change orders, and claims, ensuring all adjustments align with the approved budget.
- Evaluate and manage subcontractor/supplier quotations and contracts.
- Ensure all works and contracts comply with Nigerian building regulations, national standards, and relevant contract conditions.
Documentation & Reporting
- Prepare and maintain comprehensive BOQs, cost plans, and tender documents
- Produce regular cost reports, cash flow projections, and variance analysis
- Document all variations, instructions, and changes with supporting evidence and cost implications.
- Maintain accurate records of all financial transactions, measurements, and valuations.
- Prepare final accounts and ensure timely agreement and settlement with contractors.
- Develop and update cost benchmarks and historical data for future interior design projects in Lagos and Nigeria.
- Provide management with insights on cost trends and risk areas
Stakeholder Management:
- Engage with clients to provide cost advice, manage expectations, and ensure alignment on budgets and project scope
- Work closely with project, design, and procurement teams to balance design intent with cost efficiency
- Manage relationships with contractors, subcontractors, and suppliers to ensure competitive pricing and reliable delivery
- Lead commercial discussions, negotiations, and dispute resolution with external parties
- Provide senior management with clear insights on cost risks, budget performance, and financial exposure
- Ensure transparency and accountability across all stakeholders on cost-related decisions
Collaboration & Communication
- Work closely with Finance, Design, Procurement teams and Project Associates to align cost and delivery
- Provide cost advice to the design team during concept, schematic, and detailed design stages to ensure budget alignment
- Communicate effectively with clients, contractors, and consultants on all commercial and contractual matters, including the financial implications of design or scope changes
- Liaise with contractors, suppliers, and consultants
- Present cost reports and financial updates confidently in project meetings and to senior management.
Experience & Qualifications
- Bachelor’s degree in Quantity Surveying, Construction Management, or related field
- Minimum of 5–8 years’ experience in quantity surveying, preferably in interior design, construction, or fit-out projects with at least 4 years at a senior level.
- Professional certification (NIQS, RICS, or equivalent) is an advantage
- Strong experience in cost estimation, contract administration, and procurement
- Familiarity with local market pricing, suppliers, and subcontractors in Lagos

- Proficiency in relevant software (Excel, cost estimation tools, ERP systems is a plus)
