1. JOB SUMMARY
The Operations Supervisor (Facilities) is responsible for ensuring the efficient, safe, and reliable operation, maintenance, and presentation of the organisation's facilities, building systems, utilities, and operational equipment.
The role requires a hands-on and proactive professional who will oversee preventive and corrective maintenance, facilities operations, health and safety compliance, contractor management, asset control, and operational support.
The Operations Supervisor (Facilities) will work closely with the Food & Beverage, Events, Housekeeping, Security, and other operational teams to ensure that facilities consistently meet high standards of functionality, safety, cleanliness, comfort, and service excellence.
2. KEY RESPONSIBILITIES
A. Facilities Maintenance & Repairs
- Conduct daily inspections of facilities, identifying defects, faults, safety risks, and maintenance requirements.
- Coordinate and supervise preventive, corrective, and emergency maintenance activities across dining areas, kitchens, bars, lounges, meeting rooms, offices, event spaces, and staff areas.
- Develop, implement, and monitor preventive maintenance schedules for HVAC, electrical, plumbing, lighting, lifts, kitchen equipment, water systems, and other critical building services.
- Ensure all facilities, equipment, and utility systems remain operational and fit for purpose.
- Respond promptly to breakdowns and operational faults, minimising downtime and disruption to business activities.
- Maintain accurate maintenance logs, work orders, service records, and incident reports.
- Supervise repair works and ensure completed works meet required quality, safety, and operational standards.
- Ensure the premises comply with applicable Nigerian health, safety, environmental, fire, and hospitality requirements.
- Conduct routine safety inspections and identify potential hazards and areas requiring corrective action.
- Maintain fire safety systems, fire extinguishers, emergency lighting, alarms, evacuation routes, and other emergency response equipment.
- Support the implementation and periodic review of emergency preparedness and evacuation procedures.
- Ensure maintenance and operational activities are carried out in accordance with approved health and safety procedures.
- Promote safe working practices among employees, contractors, and service providers.
- Coordinate or support fire drills, first-aid readiness, safety training, and other relevant safety initiatives.
- Oversee appropriate waste management, disposal, and recycling practices in line with sustainability objectives.
- Source, coordinate, and supervise external contractors and service providers for maintenance, cleaning, pest control, equipment servicing, and other facilities-related requirements.
- Obtain and assess quotations where required and support cost-effective procurement decisions.
- Monitor contractor performance and ensure services are delivered according to agreed specifications, timelines, and service standards.
- Verify the quality of completed work before approval or sign-off.
- Maintain effective working relationships with suppliers, contractors, utility providers, and other external stakeholders.
- Monitor service agreements, warranties, maintenance contracts, and renewal dates.
- Maintain an accurate register of facilities assets, equipment, warranties, service histories, and maintenance schedules.
- Monitor the condition, utilisation, and lifecycle of critical equipment and building systems.
- Maintain appropriate stock levels of maintenance materials, tools, consumables, and critical spare parts.
- Ensure maintenance supplies are properly stored, controlled, and used responsibly.
- Identify recurring equipment failures and recommend replacement, refurbishment, or upgrades where appropriate.
- Support budget planning for maintenance, repairs, replacements, and facilities improvement projects.
- Supervise and coordinate facilities, maintenance, and technical support personnel.
- Allocate daily tasks and ensure work is completed within agreed timelines and quality standards.
- Monitor staff attendance, productivity, work quality, and adherence to operational procedures.
- Provide coaching, guidance, and on-the-job training to maintenance and facilities personnel.
- Ensure team members comply with health, safety, hygiene, equipment handling, and operational procedures.
- Foster a professional, accountable, and service-oriented working environment.
- Ensure meeting rooms, private dining areas, event spaces, lounges, and other operational areas are fully functional and ready for use.
- Conduct pre-event inspections and coordinate required technical, maintenance, and facilities support.
- Provide prompt technical and logistical support during events and high-profile functions.
- Work closely with Events, Food & Beverage, Housekeeping, and other teams to ensure smooth operational delivery.
- Ensure facilities supporting VIP guests, private functions, and special events are maintained to the highest standard.
- Respond promptly to urgent facilities-related issues during critical operations and events.
- Identify opportunities to improve facility reliability, energy efficiency, operational efficiency, and cost management.
- Recommend upgrades, replacements, and process improvements based on operational requirements and asset performance.
- Support the implementation and effective use of facilities management systems, including CAFM solutions where applicable.
- Monitor recurring operational issues and implement corrective and preventive measures.
- Contribute to the development and continuous improvement of facilities management policies, procedures, and SOPs.
- Bachelor's Degree in Electrical Engineering or a closely related engineering discipline.
- Professional qualification or certification in Facilities Management, Building Services, Engineering Management, or a related field will be an added advantage.
The following certifications will be advantageous:
- NEBOSH or IOSH Health & Safety certification.
- Fire Safety certification or relevant fire prevention training.
- First Aid certification.
- Facilities Management certification.
- Sustainability or Environmental Management training.
- CAFM or facilities management systems training.
- Minimum of 5–7 years' relevant professional experience in facilities management, engineering, maintenance, or technical operations.
- Demonstrable experience in a supervisory or facilities management role.
- Experience within hospitality, leisure, premium lifestyle, residential, commercial, or other high-end service environments is strongly preferred.
- Proven experience managing contractors, maintenance vendors, service agreements, and technical teams.
- Experience managing building systems and responding to facilities-related emergencies.
- Experience supporting events, VIP functions, or high-service operational environments will be an advantage.
- Strong knowledge of building services and facilities systems, including:
- Electrical systems
- HVAC and air-conditioning systems
- Plumbing and water systems
- Lighting systems
- Kitchen and hospitality equipment
- Lifts and related building systems
- Fire and life-safety systems
- General building maintenance
- Ability to read and interpret technical drawings, building schematics, equipment manuals, and maintenance documentation.
- Strong understanding of preventive and corrective maintenance principles.
- Proficiency in maintenance reporting, documentation, and asset tracking.
- Familiarity with CAFM or other facilities management software will be an advantage.
- Good understanding of health, safety, environmental, and facilities management practices applicable to the Nigerian operating environment.
